Q: When is my rent installment due?
A: Rent is due on the 1st of every month for 12 months. “Except as provided by law, you have no right to withhold or offset any part of your Rent for any purpose, even an Act of God, or to reduce any Rent payable to us by any of your costs or damages.”
Q: I can’t pay my rent installment on the 1st?
A: Fraternity Row offers and 5-day grace period for residents that are not able to pay their rent installment exactly on the 1st of each month. Residents have until 5pm on the 5th to turn checks into the office or 11:59pm to pay online without penalty. Beginning the 6th day of each month a $25 late fee will be assessed to each account without a received payment. Beginning the 16th day of each month an additional fee of $50 will be assessed to each account without a received payment.
Q: What if my check is returned non-sufficient funds?
A: It is the responsibility of the resident or check issuer that they have enough funds in their account to support the amount written on the check. Fraternity Row Management does their best to deposit checks daily and as soon as possible, however checks may take time to clear. If your payment is returned for non-sufficient funds, your account will be assessed a $50 late fee and a $25 NSF fee. If your check is returned a second time, a $50 late fee and additional $35 NSF fee will be assessed to your account. You will also be required to make future payments using certified funds [ie cashier’s check, money order, or through online credit card payment].
Q: Why is rent due on the 1st when I cannot move in until the 19th?
A: Our total contract price is based on a daily rate multiplied by the number of days students will actually be occupying the unit. The total contract price is then divided into 12 equal monthly installments all going towards the total amount of the lease. The total number of days in the 2015-2016 lease contract is 346 days. This method is similar to what is used on campus however, instead of 2 semester installments, they are 12 monthly installments.
Q: Can I wait until I receive my financial aid to pay my August 1st installment?
A: The August 1st payment is due on August 1st. If we do not receive this payment we will not allow you to pick up your keys on move in day until this fee is paid. If you are having issues with financial aid disbursement we can work with you on late fees for the September payment. As each financial aid is different, you are more than welcome to email us at fraternityrow@studenthousing.com with more specific questions.
Q: Am I allowed to smoke on property?
A: As of July 1, 2014, in compliance with University regulations, Fraternity Row will be a smoke-free property. Smoking will be prohibited on the premises at all times. It is recommended that residents smoke at least 25-30 feet away from the property. Failure to adhere to smoking regulations will result in fines and other disciplinary action.
Q: Are pets allowed on property?
A: Unfortunately Fraternity Row does not allow pets [owned or visiting] on property at any time. If it is determined that you or your guest brings a pet onto property; you will be issued a warning and a $250 fine may be assessed to your account. Further violations of this policy will result further disciplinary action.
Q: What is the alcohol policy?
A: Consumption of alcohol must be in compliance with all federal, state, and local laws. No alcohol containers are permitted on the Premises, which are larger than one gallon. Consumption of alcohol is prohibited in all common amenities and interior hallways. Glass containers are not permitted in common areas of the Apartment Community. Providing alcohol to minors is illegal.
Q: What is the noise policy?
A: Although Fraternity Row does not have designated Quiet Hours, the property operates under 24 hr. courtesy hours, meaning that each resident is expected to act as a “good neighbor” and keep their noise levels to an appropriate volume. If at any point a neighbor feels that noise levels become a nuisance, proper authorities may be called. A resident’s right to quiet supersedes another’s right to make noise.
Neither you nor your guests may make or permit to be made any loud, disturbing, or objectionable noises. Musical instruments, radio, phonographs, stereos, television sets, amplifiers and other instruments or devices may not be used in such a manner as may constitute a nuisance or disturb other residents. Management reserves the right at any time to fine, contact guarantors, or declare you in violation of the Lease due to excessive noise and disturbances. The Manager and/or its agents on duty are the sole judge of excessive volume levels, and reserve the right to enforce these rules.
